Google Ads for Garage Conversion Leads

Google Ads for garage conversion leads: keywords, negatives, landing page content and how to qualify enquiries for a high-value, planned project.

Detached house with a double garage, a typical garage conversion project

A garage conversion is a large, planned project. The homeowner researches cost, rules and builders for weeks before asking for quotes. Google Ads reaches them at the point they search for a company, and a careful setup keeps your budget away from the many people who are only gathering ideas.

Keywords that bring enquiries

  • "garage conversion [town]"
  • "garage conversion company near me"
  • "garage conversion builders [town]"
  • "garage conversion specialists"
  • "convert garage into room", "garage to bedroom conversion", "garage to office conversion"

Use phrase and exact match, with your towns added.

Research keywords: bid low

"Garage conversion cost", "garage conversion ideas" and "do I need planning permission for a garage conversion" are searched often. They sit earlier in the decision. Bid low on cost searches and send them to a page with price ranges. Leave "ideas" out.

Negative keywords

ideas, pictures, images, Pinterest, DIY, how to, plans, drawings free, kit, garage door, garage doors, storage, shelving, flooring paint, for sale, to rent, jobs, course, mortgage, value added calculator

"Garage door" searches are common and unrelated. Block them early.

The landing page

  • Photos of finished conversions, before and after
  • Typical price ranges and what changes the price
  • A short note on the rules: in England many garage conversions do not need planning permission, but Building Regulations approval is required. Say that you handle this, if you do.
  • How long the work takes
  • Reviews and guarantee
  • A form asking postcode, garage type (single, double, integral or detached), intended use and timescale

Qualify before you visit

A survey visit takes an evening. Ask on the form or first call whether they own the property, what they want the room for, their rough budget and when they want to start. Offer a price range by phone before booking a visit.

Location and budget

Target the area you will travel to for a job of this size, which is usually wider than for small works. Because each job has a high value, the account can carry a higher cost per lead than a repair trade. Work back from your profit per job and close rate to set the limit.

Follow up

Planned projects close slowly. Send the quote quickly, follow up after a week, and keep in touch with people who say "next year". Retarget page visitors on Facebook and Instagram with finished projects.

Track to booked jobs

Record every enquiry, visit, quote and job by keyword. Judge the campaign on cost per booked job.

Common questions

How long before I see leads? Clicks start at once. Booked jobs take weeks, because the decision is slow.

Should I advertise garage conversions separately from other building work? Yes. It has its own searches and deserves its own ad group and page.
